Questions Before Your Inspection?

When should I schedule the home inspection?

Schedule as early as practical after the purchase contract becomes effective and confirm the Option Period or other applicable deadlines. Early scheduling leaves time to review the report, ask questions, and obtain further professional evaluations when needed.

What information is needed when I schedule?

We generally need the complete property address, property type, size, approximate age, occupancy status, contract deadlines, requested services, and any known concerns or areas requiring particular attention.

What does a general residential home inspection include?

It generally addresses safely accessible and visible structural, roofing, attic, exterior, electrical, heating and cooling, plumbing, interior, and applicable built-in appliance components. The actual scope is governed by the inspection agreement and applicable standards.

Do I also need WDI, sewer scope, or indoor air quality services?

Not every property requires the same additional services. Consider the property's age, location, equipment, transaction requirements, and your specific concerns. We can explain the scope of each service during scheduling.

How long does the inspection usually take?

Timing depends on property size, age, construction, installed equipment, condition, and accessibility. We can provide a reasonable time estimate after reviewing the property information, but the actual on-site time may vary.

Do I need to attend the entire inspection?

No. When scheduling and site conditions permit, consider arriving near the end for an explanation of major findings and important equipment locations. An on-site discussion does not replace the complete written report.

Should water, electricity, and gas be on before the inspection?

Yes. Applicable utilities and related equipment should be operating and available for normal use. Inactive utilities or equipment limit the inspection, and the inspector generally will not activate a shut-down main service.

How should the property be prepared for inspection?

Electrical panels, attic access, water heaters, HVAC equipment, areas below sinks, garages, and other inspection areas should be accessible. Locked spaces should be opened, and furniture or stored items should not substantially obstruct important components.

Can occupancy or pets affect the inspection?

Yes. Furniture, personal belongings, and stored materials may conceal walls, flooring, and equipment. Pets should be secured before the appointment for the safety of occupants, animals, the inspector, and the property.

Must the inspection agreement and payment be completed beforehand?

The client should review and sign the inspection agreement before the inspection begins so the scope, limitations, report use, fees, and responsibilities are understood. Payment arrangements are provided with the appointment confirmation.

Can Houspecx communicate and explain the report in Chinese?

Yes. Houspecx provides English and Chinese communication and can explain the inspection process, significant findings, and report content in the language the client understands more comfortably.

Does submitting the website form confirm my appointment?

No. The form is an inspection request. The appointment is confirmed only after the service scope, date, time, fee, and property-access arrangements have been agreed upon.
